Maintenance Tune Up Recommend- Yearly Service

  • Check/Replace Customer Provided filters
  • Check full system functionality & electrical components
  • Clean Burners, pilot assemblies, flame sensors & system cabinet
  • Check hot surface ignitor and/or ignition electrode
  • Check/clean Condensate traps, drains & Pumps
  • Check for ambient carbon monoxide
  • Clean accessible vent registers
  • Check & tighten electrical connections
  • Replace thermostat batteries if required


Maintenance Tune Up Recommend- Yearly Service

  • All of the checks listed for furnaces that are pertinent for boilers will be checked
  • Clean boiler sight glass
  • Flush boiler
  • Check boiler & piping for any visible leaks
  • Run boiler & check complete operation
  • Check operation of low water cutoff
  • Check all air vents for proper operation
  • Check that all radiators are heating properly

**Please note that different kinds of systems have different parts and not all maintenance tune up items above apply to all systems**

ProActive Appliance Maintenance safety standards include guidelines and requirements aimed at ensuring the safety of technicians and customers' property. 


  • Minimum crawl space height of 4 ft.
  • Attics are required to have pull-down ladders in good condition. Alternatively, customers may provide their own ladder that extends at least 2ft into the space. (TECHS DO NOT SUPPLY LADDERS)
  • Attics must have secured flooring from entrance to unit.
  • Access panels must be minimum 2 1/2 ft x 3ft.
  • Working on AC condensers or rooftops in the rain or snow is prohibited
  • Rooftop units must have secure ladders, either indoors or outdoors
  • Crawling over or under ductwork or other obstacles to gain access to appliances or components is strictly prohibited due to safety risks.
